Whilst we have collective decades of experience in UK property development, our focus is now firmly on developing high quality accommodation for the specialist supported housing sector.

 

The UK faces a growing shortfall in specialised supported housing.

  •   Demand is projected to increase by 27,000 to 30,000 units over the next decade.

  •   Investment funds have purchased over £3 billion worth of SSH stock to date.

  •   The establishment of suitable accommodation for adults with learning disabilities could potentially free up one in ten hospital beds.

  •   The number of NHS beds allocated for adults with learning disabilities has decreased by 80% over the past 30 years.

  •   Under the UK Care Act 2014, every local authority is mandated to provide long-term, safe accommodation for vulnerable adults.

This sector offers our clients a rare combination of long term, government backed income alongside the measurable social impact.

All investments:

  • Receive CPI-linked income through Fully Repairing and Insuring (FRI) leases or day-to-day repairing, typically ranging from 10 to 20 years.

  • Receive local government backing for each initiative, referred to as “commissioned schemes.”

  • Rent is approved by Housing Benefit and is paid directly to the landlord by the housing association (RP).

  • All bills, including council tax and utilities, are covered by the Registered Provider.

  • Tenants tend to be long-term, resulting in minimal turnover.

 

This is a model designed for wealth preservation, predictable yields, and maximum human impact.
